Polyaspartic Floor Coating in Jacksonville & St. Augustine
Polyaspartic is the newer generation of floor coating, and in Florida it wins on almost every spec that matters. It cures in a day, it doesn't yellow in the sun, it takes more heat and more chemicals than epoxy, and you park on it tomorrow. Same decorative flake look. Gary installs it himself.

The System
What Polyaspartic Is, in Plain Terms
Polyaspartic is a polyurea-family floor coating. Where epoxy cures slowly by chemical reaction over days, polyaspartic cures fast and hard, which is why a whole garage can be ground, coated, flaked, and topcoated between breakfast and dinner. The cured film is more flexible than epoxy, so it tolerates the slab moving with Florida heat, and it's UV-stable, so a garage door left open all afternoon doesn't leave a yellow stripe across the floor.
It's not the same thing as "polyurea injection" or slab-lifting foam. That's a different trade. This is a floor finish.

Where Polyaspartic Beats Epoxy
- Sun
- Any surface that sees direct sunlight: garages that face west, screened patios, lanais, pool decks. Epoxy ambers. Polyaspartic doesn't.
- Time
- Gary is on site one day. Foot traffic that evening, vehicles in about 24 hours. Epoxy needs two days on site and three to park.
- Heat
- NE Florida slabs hit temperatures in August that soften some epoxies. Polyaspartic holds.
- Chemicals
- Brake fluid, gas, pool chlorine, fertilizer. Higher resistance across the board.
- Hot tires
- Hot-tire pickup, where a tire lifts the coating after a highway run, is an epoxy problem. Polyaspartic film doesn't soften the same way.
Honest answer on where epoxy still makes sense: an interior garage that never sees sun, on a budget, where three days without the car is fine. Polyaspartic runs about $4 to $8 per square foot installed. A typical two-car garage lands at $4,000 to $8,000; patios and pool decks (800 to 1,500 square feet) at $4,000 to $12,000 depending on condition and finish. The premium over epoxy buys the one-day install, the UV stability, and the longer service life.

Does it smell?
Less than epoxy and for less time. Keep the garage door open the afternoon of the install.
Will it yellow?
No. UV-stable is the reason to pick it for anything sun-facing.
Is it slippery around the pool?
Not with the anti-slip additive, which Gary recommends on every pool deck.
Can you put it over my old epoxy?
Only if the old coating is sound and bonded. If it's lifting, it comes off first.
Why is it more than epoxy?
Material cost and a faster, less forgiving install window. You're paying for the day you get back and the floor that doesn't amber.
